Extremely easy to install and maintain (follow specific instructions for this product). 2-part anti-acid epoxy mortar. Part A consists of a mixture of epoxy resin, fine-grain siliceous aggregates, pigments and specific organic additives. Component B consists of an innovative organic catalyst. Used this WL550 sealer on a powerwashed 20+ year old patio. This product did a good job reviving some color without the fake looking shine of sealers with glossy finishes. I wouldn't call it a 100% "wet look' when done -- would have preferred a little darker -- but given the age of the patio, the results were pretty good. I used about 2 1/3 gallons to cover 365 sq ft using a pump sprayer. Product had a strong odor, but it dissipated soon after the job. These tiles were exactly what I was looking for. It's important to note that with this design, the center square goes above the ceiling grid vs. sitting below it, so this is perfect for my application as the basement in my home is quite low in some areas where there is duct work, allowing me to optimize head space versus other designs that droop below the ceiling grid. Keep in mind you may have issues with delivery as I had several times due to damaged edges, but Wayfair had solved the issue promptly and sent me replacement tiles free of charge. Vincent.
