I’ve got a fairly long and steep concrete driveway that is starting to show its age a little bit. There has been some minor cracking from the freeze-thaw cycle each winter. I decided to try the Armour SX5000 water-based sealant to see if it would improve the situation. I have delayed writing this review for a bit as I wanted to driveway to go through at least one winter season. I first pressure washed the entire driveway surface which is pretty time consuming. I then applied the Armour sealant with a manual pump sprayer. This part went fairly quickly. The trick is to get the sealant covering the driveway well, but not so much as to create puddles that aren’t absorbed. I made sure there was no rain in the forecast for a couple of days. Initially, I did half of the driveway first and the first day that it rained the difference on the two sides was very noticeable. Water on the coated side was beading and running off and on the other side it was being absorbed into the concrete. My driveway has now gone through two winters and the sealant is still somewhat effective, but I think I will need to coat it again this fall.. Bryan. Halifax, NS. Thu Mar 26 2026

It also dried quickly, which is a plus when you're on a time crunch and need to get done fast. All in all, it's a great product. The smell, of course, was bad, but usually is with sealant. This product imparts a greater gloss than Marmoleum has out of the box. I'd call it satin. We like the shine. Since it is a Forbo product it should be the most compatible treatment available. The instructions say it both cleans and shines though it makes sense to thoroughly sweep then clean the floor with mild detergent and water or the Forbo cleaner first. This premium underlayment features Air Flow Technology to minimize the damage cause by trapped moisture, a 3-layer design with polystyrene beads to allow moisture to flow to the exterior walls to be released safely, and a 2-mil top layer that protects the finished floor from subfloor moisture. It offers outstanding compression resistance and mold / mildew defense. For residential and commercial use, it can be installed below, on, and above grade. This 630 sq. ft. roll measures 40" x 189".
