I’ve got a fairly long and steep concrete driveway that is starting to show its age a little bit. There has been some minor cracking from the freeze-thaw cycle each winter. I decided to try the Armour SX5000 water-based sealant to see if it would improve the situation. I have delayed writing this review for a bit as I wanted to driveway to go through at least one winter season. I first pressure washed the entire driveway surface which is pretty time consuming. I then applied the Armour sealant with a manual pump sprayer. This part went fairly quickly. The trick is to get the sealant covering the driveway well, but not so much as to create puddles that aren’t absorbed. I made sure there was no rain in the forecast for a couple of days. Initially, I did half of the driveway first and the first day that it rained the difference on the two sides was very noticeable. Water on the coated side was beading and running off and on the other side it was being absorbed into the concrete. Great product for protecting concrete. Be careful with how you want to apply this product. I used a plastic container and sprayer, and this sealer literally melted the plastic/ spraying wand. I had to buy stailess steel sprayer to apply this sealer. Also, use a very good quality gloves to avoid any skin rash. It would be great if the supplier supplied MSDS sheet and warning label to not to use any plastic sprayer. Product is excellent, easy to apply! Bought AX-25 to reseal my pool deck and lanai. This stamped concrete deck has to be resealed every 2-3 years. Used tint from another company (very good stuff). However, I decide to give Foundation Armor a try for sealing. I am very pleased and find this to give a better appearance than the sealant I used before from the tint provider. A one-step formula that cleans, shines and protects in a one-time and labor-saving step. This product is safe to use on Forbo Marmoleum products. It is also non-toxic, bio-degradable, and has no harsh chemicals.

This product imparts a greater gloss than Marmoleum has out of the box. I'd call it satin. We like the shine. Since it is a Forbo product it should be the most compatible treatment available. The instructions say it both cleans and shines though it makes sense to thoroughly sweep then clean the floor with mild detergent and water or the Forbo cleaner first. This is a quality product. It works perfectly and was easy to setup and to use. Recommend highly. We are using it to buy meat in bulk and portion out for our food storage. Also works great for vegetables and liquids. After using the vacuum sealers that simply suck air out of the bags, which won't work for liquids and always leaves air in the bag, this is a game changer. The Armor WL550 is a penetrating, matte wet look water repellent sealer. It penetrates deep into the substrate where it chemically reacts to form a hydrophobic barrier within the pores that reduces surface water absorption by up to 95%. It will darken the surface to slightly enhance any dull and faded coloring. The Armor WL550 is made from high-quality, non-recycled, US-manufactured resins. It is designed for unsealed concrete, brick, pavers, natural stone, and porous masonry. It works entirely below the surface and won’t leave a surface film. By reducing surface water absorption, cracking, spalling, pitting, mold, mildew, algae, staining, and other damage and deterioration caused by surface water absorption will also be reduced.

Used this WL550 sealer on a powerwashed 20+ year old patio. This product did a good job reviving some color without the fake looking shine of sealers with glossy finishes. I wouldn't call it a 100% "wet look' when done -- would have preferred a little darker -- but given the age of the patio, the results were pretty good. I used about 2 1/3 gallons to cover 365 sq ft using a pump sprayer. Product had a strong odor, but it dissipated soon after the job.
