Don’t freak out if the box it comes in has the wrong dimensions printed on it. The one I got said 10x10, but I ordered 10x12. I had to Google it, and I read that as long as the stickers with the QR code says 10x12, it’s probably going to be the right size. They just use the same box for multiple sizes. The color was true to the photos, on the site. The fabric is a good weight, and quality. The only thing that would make it better, is if there was more velcro on the tie backs, so it would be more adjustable. I had to leave it loose. Also, some thin ties at the bottom would have been nice, to help keep it from lifting as much, when it’s really windy, and raining. It rained after installation, and the water did bead up on the fabric, so it is water resistant, like they say in the description. Over all, it is a quality product! I ordered two of these and placed them sideways so that I could have a 16 wide and 24 feet long covered area. It definitely took four people about four hours to put up the first one but second one went a lot smoother after figuring out all the louvers. I’ve had it up for about a month so far with some pretty strong winds and so far so good. We did have a decent rain and it kept everything dry when I closed the louvers but then we had a torrential rain and it was just way too much for the small areas to hold so it definitely leaked in a few spots. I purchased this to extend our usable space on our patio. It took 2 people about 5 hours in the Texas heat to put this together. We did have some experience with this type of assembly so that helped streamline things. It definitely needs to be anchored, but once it is the awning is quite stable. We love this addition and it looks great. An added, unforseen bonus being in Texas, it has helped keep my house much cooler by keeping the sun off of that portion of the house.. Anonymous. Pretty nice and sturdy. It comes in 7 boxes + box with screens and curtains if that’s the model purchased. I wish the assembly instructions were in box one and that the instructions told you where the hardware was, The instructions and hardware are in box 5. Make sure all parts are not damaged before starting assembly especially the key structure parts. Some of my louvers were dented but the didn’t effect my assembly. They were replaced, but it took a week to get the replacements. Wayfair and manufacturer were responsive and easy to deal with but it took time to get the replacement parts. I assembled the structure and later just added replacement louvers. Posts and crossbeams are aluminum, louvers and bases are steel. Overall very happy with it.. Witold. Colchester, CT.
