It’s a lot of parts and hours of work to assemble, need multiple people to complete. It’s not exactly 12x16, more like 11x15. It will look really good when I get to finish assembly. This is a beautiful gazebo. The instructions are in pictures so if you need words for direction you are out of luck. It took my husband and I a total of 24 hours to put it together and he is a mechanic. The total time was partially because of our unusual placement in which the gazebo extends further than our patio space. Also, we secured the front posts in an unconventional manner by placing them in large pots which were then filled with heavy materials. There are what seems like millions of screws and other pieces. There were quite a few "disagreements" while assembling this item which was entertaining for the neighbors. We both agreed that if anyone ever asks us to help them build a gazebo we will politely decline. All parts were present but we made sure of this prior to starting the build. There were a few times that we could have used the help of another person when building the frame but stepladders helped immensely. Open, the umbrella covers a large rectangle table that seats 8, with room to spare around the edges. It comes with bags I filled with sand and securely holds the umbrella in place. First opening the box, it looked to be a major undertaking. However it was a simple job. Just a few notes : some of the pieces are heavy, especially the umbrella holder and might need a second person. The raising and lowering handle was a bit tedious to line up the hole. I would recommend bolting down the legs, I ended up putting lag bolts through the deck floor joists. That thing isn't moving! Overall a very large and solid umbrella, very happy with purchase..
