Used this WL550 sealer on a powerwashed 20+ year old patio. This product did a good job reviving some color without the fake looking shine of sealers with glossy finishes. I wouldn't call it a 100% "wet look' when done -- would have preferred a little darker -- but given the age of the patio, the results were pretty good. I used about 2 1/3 gallons to cover 365 sq ft using a pump sprayer. Product had a strong odor, but it dissipated soon after the job. I’ve got a fairly long and steep concrete driveway that is starting to show its age a little bit. There has been some minor cracking from the freeze-thaw cycle each winter. I decided to try the Armour SX5000 water-based sealant to see if it would improve the situation. I have delayed writing this review for a bit as I wanted to driveway to go through at least one winter season. I first pressure washed the entire driveway surface which is pretty time consuming. I then applied the Armour sealant with a manual pump sprayer. This part went fairly quickly. The trick is to get the sealant covering the driveway well, but not so much as to create puddles that aren’t absorbed. I made sure there was no rain in the forecast for a couple of days. Initially, I did half of the driveway first and the first day that it rained the difference on the two sides was very noticeable. Water on the coated side was beading and running off and on the other side it was being absorbed into the concrete. Bought AX-25 to reseal my pool deck and lanai. This stamped concrete deck has to be resealed every 2-3 years. Used tint from another company (very good stuff). However, I decide to give Foundation Armor a try for sealing. I am very pleased and find this to give a better appearance than the sealant I used before from the tint provider. I haven’t finished installing them yet, but the paving stones are very pretty. They’re a good size, have nice color variation across the pieces, and are nicely brightening up the side of my house. They arrived on a small, less than 2x3’ pallet that will be easy to dispose of, and the drivers were easy to contact, friendly, and right on time. 2 of 20 pieces were broken, but I consider some breakage normal whenever you’re shipping tile or stone. A one-step formula that cleans, shines and protects in a one-time and labor-saving step. This product is safe to use on Forbo Marmoleum products. It is also non-toxic, bio-degradable, and has no harsh chemicals.

This product imparts a greater gloss than Marmoleum has out of the box. I'd call it satin. We like the shine. Since it is a Forbo product it should be the most compatible treatment available. The instructions say it both cleans and shines though it makes sense to thoroughly sweep then clean the floor with mild detergent and water or the Forbo cleaner first. Even my husband, who was extremely skeptical, admits it looks good. And it hides a water main shut off mechanism., which was smack dab in the middle of my newly planted heather bed. Great product for protecting concrete. Be careful with how you want to apply this product. I used a plastic container and sprayer, and this sealer literally melted the plastic/ spraying wand. I had to buy stailess steel sprayer to apply this sealer. Also, use a very good quality gloves to avoid any skin rash. It would be great if the supplier supplied MSDS sheet and warning label to not to use any plastic sprayer. Product is excellent, easy to apply! There was an internal part that was broken. Ensure if purchasing this item, remove all adapters etc to inspect every available part. The water inlet piece was broken but not discovered until it was installed and found to leak as there was an adapter on it that we had no reason to remove until it leaked. Wayfairs warranty period was already expired but the manufacturer stayed in contact with us and sent out a replacement heater resolving our issue. Looking forward to many months of swimming! We love this water-based epoxy. We've used it on our basement concrete floors in the past and are currently using it on our Pole Barn concrete floors. I've even used it on a concrete table we built. For best results, use at least two coats. You may be a little nervous after the first coat, but it moves to WOW mode after the second coat. You use one-to-one parts from each jug.
