The product I bought as 12ftx12ft arrived as 9.5ftx9.5ft, they said they sent it wrong and they would send a new one, and it arrived again in 9.5ftx9.5ft dimensions. I wrote it again and despite all my warnings, it was again the wrong size, 9.5ftx9.5ft. I did not receive the correct product I paid for! this is a replacement for an older shade. Found the eyelets to be superior in this Royal unit but have not had time to install but from inspection the stitching is the key.
